Adaptive Reuse Projects
Woolen Mills
Built in the 1920’s and 30’s, the buildings at the Woolen Mills are the last remaining of an original 19th-century textile mill located at the junction of Moore’s Creek and the Rivanna River just outside of Charlottesville. This adaptive re-use project will open their unique structure and location to the public. The prime project tenant will be WillowTree, an industry-leading tech company founded in Charlottesville. Joining Willow Tree will be an expansive event space, craft microbrewery, restaurant, and a coffee and wine shop.
The existing structure will remain exposed throughout, accented by natural light from the existing large windows and clerestory skylights. Springpoint Structural has worked carefully with 3north Architects to design appropriate additions and modifications to the structure, including a large floor opening and a signature combined stair and bleacher.
Historic Preservation Projects
Fort monroe project
Fort Monroe is located near Hampton, Virginia at the mouth of the Chesapeake Bay, and was an active military site since before Revolutionary War and continuing into this decade. The stone fort was constructed after the War of 1812 and was the largest of its kind constructed in the United States.
Along with the National Park Service, the Fort Monroe Authority is working to redevelop the site to showcase its historic context and commercial and residential potential. Through the adaptive reuse of the 1909 Coastal Artillery library building, the Visitor Center will provide a point of entry to the Fort as a whole and specifically to the existing Casemate Museum.
The existing T-shaped building is constructed of hollow clay tile floors spanning between a steel frame supported on multi-wythe brick masonry walls. An interior skylight and second floor opening had been closed in during prior renovations and will be restored to provide natural light to the interior. New additions will provide accessible circulation, exhibit space, and a rooftop deck over the Fort.

Virginia military INSTITUTE — Scott shipp hall
Virginia Military Institute (VMI) is expanding and renovating Scott Shipp Hall, a major academic building on campus. The current project adds another phase to the history of the structure, which was originally constructed in 1919, then expanded in the 1950’s and renovated in the 1990’s.
With a budget of approximately $40 million, the current work includes the addition of a five-story, 28,000 square foot concrete structure, as well as various structural modifications required for the repurposing of spaces in the existing structure. The building will primarily be used for faculty office space and classrooms.
Springpoint has been working with Glavé & Holmes Architecture, whose design stays true to the gothic revival architecture of many buildings on campus while bringing new life and function to the interior spaces. Construction is expected to begin in 2019.
